Accredited Land Consultant (ALC) Designation
The ALC Designation
Buyers and sellers in today's complex land real estate market
need professionals who provide up-to-date knowledge, a variety of
real estate services, and ethical real estate practices. In short,
they're looking for real estate professionals who hold the esteemed
Accredited Land Consultant (ALC) designation. ALC's are a part of
the largest trade organization in the world and of the premiere land
real estate organization, the REALTORS® Land Institute, which has
been serving the nation's land real estate professionals and their
clients for over 50 years.
Clients who want to purchase, sell or exchange land, know they
need to rely on a leader in land brokerage when making the most
valuable decision of all - who will be their land broker?
The Accredited Land Consultant (ALC) designation is important to
REALTORS® Land Institute members and to their clients for many
reasons.
First, the designation is awarded by the Board of Directors to
members who have completed a comprehensive program of education and
service to the Institute. Only ALC's may use the accredited logo in
their brokerage correspondence and marketing pieces.
Second, ALC's constitute a network of recognized specialists
throughout the United States. ALC's serve the public in its need for
land related real estate services. ALC's ensure that clients will
find the best possible parcel for farming, development, recreation
and a myriad of other specialized uses. The ALC network is a
valuable resource for buyers and sellers.
As land professionals, ALC's know current market values. They
work diligently to secure the best sale or purchase price for their
clients. Also, ALC's assist buyers and sellers in such areas as
finance, leasing and land management. To be safe, secure and
satisfied, buyers and sellers are encouraged to work with an
accredited real estate professional - one of REALTORS® Land
Institute's Accredited Land Consultants.
Accredited Land Consultants are the recognized Land REALTOR®
experts. It's time to stand up and be recognized.

Designation Requirements
Knowledge Requirements: ALC candidates who
wish to apply for the designation must successfully complete 120
credits of RLI-approved courses, including these three required
courses: Land 101, Land Investment Analysis, and Tax Deferred 1031
Exchanges. The three required courses comprise 60 credits or one
half of all required coursework.
RLI Land University courses of at least two days length count as
20 credits toward the ALC Knowledge Requirement. All other courses
will be reviewed and granted credit based on their applicability to
land specialists.
Experience Requirements: ALC candidates
must document their involvement in
either:

$5,000,000 in land transactions (sale, purchase
or lease) or
-
a minimum of 25 separate land transactions, of
which no more than 80% involve residential lot sales.

In order to qualify, transactions must have
been completed within the preceding 5 years of the ALC application
date: for example, transactions since September 2001 qualify for a
application made in September 2006.
ALC Application: ALC candidates must
submit an
ALC Application and the processing fee ($350), accompanied by
documentation verifying the completion of all designation
requirements.
ALC Designation: The ALC designation is
awarded by the RLI Board of Directors to candidates who have
successfully completed all knowledge and experience requirements.
Once awarded, ALC designees must maintain membership in good
standing with both RLI and the National Association of REALTORS®
(either as a REALTOR® or Institute Affiliate member) to continue
using the ALC designation.

Sylvia Shelnutt has been a Real Estate Professional for more than 20
years. A top producer in both residential and commercial real
estate, her brokerage activities include her own companies as well
as an award-winning new construction company. She has her own
training and seminar business and has been the training director of
a major regional franchise. She is a Past President of the Georgia
Real Estate Educators Association, was named their 2000 Educator of
the Year and is active in the local, state and national REALTORS®
associations. She brings experience, excitement, enthusiasm and
commitment to her classroom.
