The Georgia Institute of Independent Real Estate Study
School Policies and Course Requirements
This material must be read before ordering or completing the online courses.
About the School
The Georgia Real Estate Commission has approved GIIRES, d/b/a
LearningRealEstate.com, until December 31, 2011, to offer real estate courses by
independent study. Our school code is #351. Our corporate offices are located at
5784 Lake Forrest Drive, Atlanta, GA 30328. You can contact us by telephone at
404-252-6768 or 1-800-633-3583 or by e-mail at
GIRE@LearningRealEstate.com.
Aren’t all real estate courses the same?
No, you should check out the student passing rate for any course that you are
considering. GIIRES wants you to pass the state exam on your first attempt. We
are proud that the first-time passing rate of the GIIRES graduates continues to
be among the highest in Georgia. In 2007, 94.3% of GIIRES students (133 out of
141) passed the state exam on their first attempt!
Do I qualify for a Georgia Real Estate License?
To qualify for a Salesperson real estate license in Georgia, you must:
- Be at least 18 years of age
- Be a resident of Georgia, unless seeking a non-resident license
- Be a high school graduate or holder of a certification of equivalency
- Obtain a criminal history report from the GBI (GA Bureau of Investigation)
- Complete a 75-hour Salesperson Prelicense course
- Pass a state real estate exam.
What are the computer system requirements?
Our course is designed to be as simple as possible…You don’t have to be a
computer geek. You will, however, need to check your computer to make certain
you don’t have compatibility issues.
You will need Microsoft Windows and the Internet Explorer 6.0 or higher or Apple
McIntosh with latest OS.
How does this work?
You work through the program at your pace and convenience, stopping and starting
whenever you want, and returning to where you left off. You must complete
on-line all the lessons, homework and pass the Chapter Summary Quiz with a 90%
before receiving credit for the chapter. If you score less than 90%, you will be
given another test until you have mastered the material and scored a 90%.
After you have completed all the chapters, you complete the on-line Student
Affidavit and Course Evaluation and you are now eligible to take our 2-day
classroom Super Cram Course and the final exam. You must pass the final exam
with a score of 75% or better. If you fail to score a 75%, you are allowed to
retake the exam on another day. Should you fail the second exam, you must retake
the entire course. You may retake the course on-line for $100 or in a classroom
environment at the GA Institute of Real Estate for additional fees. THIS IS A
MAJOR ADVANTAGE OVER MOST OTHER NATIONAL ON-LINE PROVIDERS WHO HAVE NO PHYSICAL
PRESENCE IN THE STATE OF GEORGIA.
The GIIRES staff and faculty is here to support you every step of the way!
Are there any additional materials?
Everything you need, except the final exam, is available on-line.
UNLIKE SOME OTHER ON-LINE COURSES WHERE YOU HAVE TO FIND YOUR OWN EXAM PROCTOR,
OUR FINAL EXAM IS GIVEN AT OUR CONVENIENT LOCATION AND IS INCLUDED IN THE COST
OF YOUR COURSE.
What are my payment options?
You can pay for your course using your American Express, Discover, MasterCard or
Visa. This process is secure and the charges on your credit card bill will
appear as WebToolSet.com.
What if I don’t like the course?
Refunds for on-line Sales Prelicense courses are given if you request within 15
days of enrollment and have completed less than 10% of the course.

What if I decide that I prefer a classroom course?
We are often asked if classroom courses are better than computer-based courses.
In our opinion, computer-based training is very effective, convenient and can be
completed at your own pace but you have to be self-motivated and disciplined to
complete this course. The content is the same whether on-line or in the
classroom.
If you decide you prefer a classroom setting, don’t worry! Unlike other national
on-line schools, the GA Institute of Independent Real Estate Study also offers
classroom Sales Prelicense courses every month at our convenient locations. You
may transfer to a classroom course at the GA Institute of Real Estate for an
additional fee within one year of your original on-line course enrollment. THIS
IS A MAJOR ADVANTAGE OVER MOST OTHER NATIONAL ON-LINE COURSE PROVIDERS WHO HAVE
NO PHYSICAL PRESENCE IN THE STATE OF GEORGIA! To transfer, contact the school
staff at 404/252-6768, 800/633-3583 or
gire@LearningRealEstate.com.
How long do I have to complete course?
The course should be completed within six (6) months from your date of
enrollment. A one-month extension may be granted for a fee of $25.00. To request
an extension, contact the school staff at 404-252-6768, 1-800-633-3583 or by
e-mail at gire@LearningRealEstate.com.
What is your “Super” Cram Course”?
GIIRES is famous for our 2-day “Super Cram” Salesperson Prelicense exam prep
course offered after completion of your course. We strongly encourage you to
take advantage of this opportunity, designed to push you over the top on your
school and state exams. Classes frequently fill up early and pre-registration is
required. Click here for schedules and registration
www.learningrealestate.com/cram_course.htm
or call the school office at 404-252-6768 or 800/633-3583.
What’s a criminal history report and why do I need one?
The Georgia Real Estate Commission may deny a license to any applicant who has a
prior criminal conviction(s) or a disciplinary sanction(s) imposed by any
occupational licensing body. In order to verify a background check, the
Commission requires all applicants to obtain and submit a GA Crime Information
Center (GCIC) report.
You can obtain this information, at your expense, from your local police or
sheriff’s department. You should NOT obtain this report more than 60 days prior
to making application for your real estate license.
If you have a prior criminal conviction or disciplinary action, including DUI’s,
you should file an application for a preliminary decision with the GA Real
Estate Commission before or immediately upon enrollment in this course. Use the
Preliminary Decision Application found in the AMP Candidate Handbook at
www.goAMP.com.
If you do not reside in GA, you should obtain a criminal background report from
your state of residence or a National Crime Information Center background report
(NCIC). If you have been convicted of a crime in more than one state, you will
need to obtain an NCIC. For more information on obtaining an NCIC, visit the FBI
website.
If your GCIC report does not indicate any items which would impact your ability
to be licensed, you take the report to the testing center (not the GA Real
Estate Commission) to apply for your license. If your GCIC indicates items that
would impact your ability to be licensed, you will be referred back to the GA
Real Estate Commission for an investigation. You may still take the examination
while any items on your GCIC report are resolved.
Where do I take the school final exam?
You will take your course final exam at our Sandy Springs Campus at The Atlanta
REALTORS® Center, 5784 Lake Forrest Drive, Atlanta, GA 30328. If you are not in
the Atlanta Metro area, we can help you make arrangements to take your exam
elsewhere; however, you will probably have to pay an additional fee to the
organization that proctors your exam. Contact the school office at 404-252-6768,
1-800-633-3583 or by e-mail at gire@LearningRealEstate.com for assistance.
Tests are administered weekly on Tuesdays and Thursdaysat 1:00 pm. If you are traveling a long distance to take the exam, we
recommend you call the day before to confirm.
How do I register to take the state exam?

your profile information into the AMP database system to be eligible to take the
state exam and receive your real estate license. The completion instructions are
below. You will also receive this information after you have registered for this

Will I be solicited to affiliate with a certain real estate firm?
Absolutely not…No advertising or recruiting for employment opportunities for any
real estate brokerage firm is allowed in this course, during the “Super” Cram
Course, or during testing. Promptly report any effort to recruit by anyone to
the GIIRES Director at 404-252-6768 or 1-800-633-3583 or the Georgia Real Estate
Commission at 404-656-3916.
What about discrimination?
GIIRES promises not to discriminate of the basis of race, color, sex, religion,
